Application Process
Applying for an Orecchio Properties rental home is simple, clear, and fast. Below is a step-by-step overview to help you know exactly what to expect.
How to Apply
You can apply online directly through our website. This is the quickest and easiest way to submit your application.
However, if you don’t have computer access, you may pick up a paper application at our office.
Who Needs to Apply
Each adult 18 or older who will live in the home must submit an application.
Additionally, co-signers must apply if they are helping a student, unemployed applicant, or anyone who needs additional financial support.
What You Must Provide
To complete your application, please upload:
- A government-issued photo ID
- Recent pay stubs or income verification
- Any additional documents listed in the online application
Providing these items upfront speeds up the process and prevents delays.
Application Fee
There is a $35 non-refundable fee per adult, paid by credit card when you submit your online application.
Students Applicants
If you’re a student or currently unemployed, you’ll need a qualified co-signer.
The co-signer must also complete an application and sign the lease once you’re approved.
Processing Time
We process applications in two business days or less. During this time, we complete:
- Credit report review
- Criminal background screening
- Employment and income verification
- Landlord or rental history checks
As a result, most applicants receive a decision very quickly.
Next Steps After Approval
If your application is approved, we will contact you to schedule your lease signing.
Your lease will be emailed for electronic review and signature, so you can complete everything from home.
If your application is denied, we will notify you and explain the reason.
Securing Your New Home
Your home is officially reserved after your lease is signed and your security deposit is paid through our secure online resident portal.
Setting Up Your Online Resident Portal
After your application is approved, our office will email you a secure link to activate your Online Payments and Maintenance Requests Resident Portal.
Through this portal, you can:
- Pay rent online
- Set up automatic payments
- View charges and payment history
- Submit maintenance requests
- Update contact and vehicle information
How to activate your portal:
- Watch for an email from Orecchio Properties containing your activation link.
- Click the link and create your password.
- Log in anytime to manage your account.
If you don’t receive the email, check your spam/junk folder or call 304-723-7368 (304-723-RENT) and we’ll resend it. Once completed you can access the Online Payments and Maintenance Requests Portal Here.
Once this step is completed, the property is immediately removed from the market and we schedule your move in date.
