What are my responsibilities as a resident?
Residents are typically responsible for the following:
- Keeping all utilities on and uninterrupted unless otherwise provided
- Maintaining active renter’s insurance for the entire lease
- Lawn care (Orecchio Properties provides lawn care for apartments)
- Changing furnace/AC filters monthly
- Making minor repairs such as light bulbs or clogged drains
- Testing smoke detectors and replacing batteries
- Handling routine pest control (except termites/carpenter ants)
- Following all terms of the lease agreement
When is rent due?
Rent is due on the 1st of each month and considered late after the 4th.
If payment is received on or after the 5th, a 10% late fee is added.
Payments made after the 5th must include the late fee.
How can I pay rent?
You may pay rent through any of the following:
- Online Resident Portal (free account provided)
- By mail: PO Box 3131, Weirton, WV 26062
- In person at Orecchio Properties Office: 3200 Pennsylvania Avenue, Weirton, WV 26062
- Open 365 days/year, 11 a.m. – 11 p.m. (Sundays 1 p.m. – 11 p.m.)
What is the online payment & maintenance request portal? How do I sign up?
Call our office and we will email you a link to create your account.
If you already have a login, you may access it through the website under Current Residents – Pay Online.
What happens if my payment is returned?
A $25 returned check fee will be charged, along with any applicable late fees. Immediate repayment is required.
What happens if I do not pay rent?
You will:
- Receive a 10% late fee
- Receive a call notifying you of lease violation
- Be subject to potential eviction if payment is not made
What is an eviction filing?
An eviction filing is the first legal step toward removing a resident for non-payment.
Important to know:
- It can stay on your record for up to 10 years
- It may affect future housing and credit
- Legal costs can exceed $650 (in addition to the rent owed)
Can I move out when my lease expires?
No. After the initial term, your lease becomes month-to-month.
Proper 30-day written notice from either party is required to terminate.
How do I terminate my lease?
Once your lease term ends or you are month-to-month, you must provide 30 days written notice to end your tenancy.
Can my security deposit be used for last month’s rent?
No. Your deposit is held for final charges after you vacate.
What happens if I don’t pay my last month’s rent?
Late fees will apply and eviction procedures may begin.
How do I submit routine maintenance requests?
All non-emergency requests must be in writing using one of the following:
- Online Maintenance Request Form (recommended)
- Email: office@weirtonproperty.com

- Drop-off: Orecchio Properties Office, 3200 Pennsylvania Avenue, Weirton, WV 26062
What do I do in an emergency?
- Life-threatening emergency → Dial 911
- Other emergencies → Follow instructions in your move-in packet or contact our office
Residents should NOT call outside repair services. Unauthorized repairs will be billed to the resident.
Do I need to be home for maintenance technicians?
No. Our technicians are licensed (when required), insured, and professional.
If you wish to be present:
- We will attempt to contact you 3 times
- If unsuccessful, the request will be closed unless it poses a risk to person or property
How long will it take to complete my repair?
Times vary depending on workload and parts availability. We work to complete all repairs as quickly as possible.
Can I perform repairs myself and be reimbursed?
No. Unauthorized repairs will not be reimbursed.
If you are unhappy with a repair, call our office immediately so we can correct it.
Can I withhold rent because something wasn’t fixed?
No. State law prohibits withholding rent for maintenance concerns.
Can I change the locks?
No. Locks are changed prior to each new resident.
If you want locks changed during your tenancy, contact our office.
Re-keying is $35 per lock.
Can I paint or make changes to the home?
You must receive written approval before painting or altering anything in the home.
What if I need to change the terms of my lease?
A lease cannot be changed without written approval from both parties.
If you leave early, you may be responsible for:
- Advertising fees
- Costs to re-rent the property
- Rent until the lease ends or the home is re-rented

What do I need to do when moving out?
After you submit official notice, you will receive written move-out instructions listing all required steps.
When must keys be returned?
Keys must be returned within 24 hours of vacating.
You are considered an active resident (and may incur charges) until keys are returned.
Keys are returned at Café Primo and a receipt is provided.
How is my security deposit processed?
We perform a full move-out inspection comparing your move-in condition sheet to the condition at move-out.
Deposits are processed as quickly as possible.
When will I receive my security deposit refund?
Within 30 days, mailed to your forwarding address.
What if my deposit does not cover the charges?
You will be notified in writing and payment is expected promptly.
What if I do not pay the outstanding balance?
Unpaid balances older than 30 days may be turned over to credit bureaus and pursued according to state law.
