Welcome to Orecchio Properties! Below are answers to the most common questions about renting a home or apartment in Weirton, WV, Steubenville, OH, and Wintersville, OH.


📌 APPLICATION & QUALIFICATION

Who must fill out an application?

Every adult age 18 or older who will live in the property — including spouses, adult children, roommates, and co-signers — must complete an application.

Why must all adults apply?

Every adult who resides in the home or is financially responsible must be listed on the lease. We verify the suitability of each applicant.

What is the application fee?

The application fee is $35 per adult who will occupy the home or will be a co-signer. The application fee is non-refundable, and payable by credit card when submitting the online application.

Do students or applicants without enough income qualify?

Yes. A qualified co-signer (guarantor) is required.
Guarantors must also complete an application, pay the application fee, and sign the lease.

Why does my guarantor have to apply?

We must evaluate the creditworthiness of all parties responsible for the lease.

What documents do I need to submit?

A complete application must include:

  • Valid government-issued photo ID

  • Most recent pay stub or income verification

  • $35 application fee

  • Any required co-signer documentation

No application will be processed until all documents are received.

What factors determine application approval?

We follow all Fair Housing guidelines. After receiving your application, we review:

  • Rental or homeownership history

  • Full credit report

  • Criminal background check
    (No violent, sexual, or drug-related offenses accepted)

  • Employment and income verification

How long does the application process take?

Most applications are fully processed within 2 business days after all documents are received.


📌 VIEWING & LEASING A PROPERTY

How do I view an available property?

Call our office at 304-723-7368 (304-723-RENT) to schedule a showing during business hours.

Should I view the interior before applying?

Yes — we strongly recommend touring the property before submitting an application.

What happens after my application is approved?

You will receive:

  1. Your lease via email for electronic signature

  2. A portal activation link to pay your security deposit

A property is officially held and removed from the market only after the security deposit is paid.

How long are your leases?

Our standard lease term is 12 months.
After the initial term, the lease becomes month-to-month unless another term is agreed upon.


📌 MOVE-IN REQUIREMENTS & COSTS

What must I pay before moving in?

  • Application fee(s) at time of application

  • Security deposit after approval

  • First month’s rent when picking up keys

If moving mid-month, rent is prorated and a full month is due on the next 1st.

How quickly can I move in?

Most homes are ready within 24 business hours of approval, assuming no repairs are needed and previous tenants have vacated.
Requested repairs may extend this timeline.


📌 RESIDENT RESPONSIBILITIES

What am I responsible for during my lease?

Residents are typically responsible for:

  • Securing and maintaining all utilities (unless provided in lease)

  • Maintaining renters insurance with at least $100,000 liability coverage

  • Lawn care for single-family homes
    (We provide lawn care for all apartments and townhomes)

  • Replacing HVAC filters regularly

  • Minor repairs (light bulbs, clogged drains, etc.)

  • Changing smoke detector batteries as needed

  • Pest control

  • Following all lease terms


📌 PETS & INSURANCE

Do you accept pets?

No. We do not accept pets at any property unless they are federally protected service or companion animals.

Do I need renters insurance?

Yes. All residents must maintain $100,000 liability coverage for the entire lease term.
Coverage may be purchased through your provider of choice or our convenient $9.50/month option.


📌 UTILITIES

How do I turn on utilities?

Residents are responsible for arranging all utilities before move-in.

📌 PAYMENTS & PORTAL

How can I pay rent?

You may pay rent:

  • Through your online resident portal

  • By mailing to:
    PO Box 3131, Weirton, WV 26062

  • In person at:
    3200 Pennsylvania Avenue, Weirton, WV 26062

How do I access my resident portal?

You will receive an activation email after lease signing.

When is rent due?

Rent is due on the 1st and late on the 5th.
Payments received on or after the 5th incur a 10% late fee.


📌 MULTIPLE APPLICATIONS & DENIALS

What happens if multiple applications are submitted?

Applications are reviewed in the order received.
If several applications come in before approval, we select the highest-rated applicant.

Any applicant not approved in this situation may have the fee:

  • Refunded, or

  • Applied to another available property

What if my application is denied?

We make every effort to communicate the decision promptly.
