Frequently Asked Questions Prospective Residents  Where can I get information on your available properties?  Information on our properties can be found on our website, WeirtonProperty.com, or by calling us at 304-723-7368  / 304-723-RENT How do I view your available properties?  We can make an appointment to view any of our available properties by calling our office during normal business hours at 304-723-RENT         304-723-7368. What do I do if I am interested in leasing a property through Orecchio Properties?  We strongly suggest that all Applicants view the interior of the property that they are interested in leasing prior to submitting an application.  If you decide you want to rent one of our homes you can refer to our Application Process. Who must fill out an application?  Each adult 18 and older (ex.husband, wife, adult children, room mate, etc) planning to occupy the property must fill out an application. Why must all adults fill out an application?  Every adult who resides in the property must be listed on the lease to have a legal right to occupy the property. We must verify the suitability of everyone on the lease. What is your application fee?  Our application fee is $35 per applicant. I am a student or do not have enough income to qualify for a property, can I still lease one of your properties?  Yes, however we would require you to secure a suitable person to guarantee the lease. The guarantor would also be responsible for completing an application, paying the application fee and signing the lease. Why does my guarantor have to fill out an application?  Just like our residents that do not need a guarantor, we must evaluate the credit worthiness of all involved in our leasing process. What do I need to submit with my application(s)?  A copy of your valid government issued identification Your most recent pay stub, or other verification of your income $35 non-refundable application fee in the form of cash or money order A hold deposit in the amount of one months rent. (The hold deposit converts to the Security Deposit at Lease signing.) No application will be processed until it is complete, including all supporting documents.  Additionally, no application is complete without payment in full of all application fee(s) due and the Holding Deposit equal to one months rent. What factors do you use in determining if my application is approved?  First and foremost, we operate in strict compliance with all Fair Housing Guidelines. After receiving an application we may investigate each of the following: Rental / Ownership History Credit Report (We grade more on honesty than credit score) Criminal Report (No violent, sexual or drug related offences accepted) Income Verification How long does it take to process my application?  Typically, we can fully process your application within 2 business days once we have all documents required to complete an application. After my application is approved, what do I do?  We will contact you as soon as possible to let you know that you have been approved and schedule your lease signing. How long are your leases? Most of our leases are for a minimum of 12 months; however, we do entertain offers for other terms. At the end of the initial term, the lease will revert to a month to month tenancy unless otherwise agreed. Do you accept pets?  We no longer accept pets unless they are federally protected service/companion animals. Do I need Renters Insurance?  Yes, all residents are required to carry a minimum of $100,000 liability insurance for damage to the property during the term of their lease. The cost of the coverage is $9.50 per month and can be paid together with your rent. You can obtain a renters insurance policy from an insurance company of your choice. How do I turn on utilities?  It is the responsibility of our residents, unless they are included in the lease, to secure utilities for their residence.   Arrangements should be made BEFORE taking possession of your new home to insure the utilities will be on when you arrive. What am I responsible for as a resident?  Typically, all residents are responsible for : Securing all utilities for the home, unless otherwise provided and insuring they are uninterrupted Lawn care, unless otherwise provided (We provide the lawn care for apartments) Changing the furnace/air conditioning filters regularly Minor repairs to your home, including, but not limited to, to replacing light bulbs and clogged drains Changing the smoke detector batteries during tenancy (these are new when you move in) Pest control Following the terms of your lease. What do I have to pay prior to moving in?  You are responsible for paying the holding deposit and application fee(s) with your application. You will pay the first month's rent at the time you pick up the keys prior to occupancy. If you move in the middle of the month we will prorate your rent per day and a full month rent will be due on the first of the following month. How can I pay rent after I move in?  Rent can be paid by mailing to PO Box 3131 Weirton, WV 26062, on our website, or payments are accepted at  Café Primo 3200 Pennsylvania Avenue Weirton, WV 26062.  Café Primo is open 365 days a year from 9 a.m. to 1 a.m., Sundays 1p.m. to 1 a.m. What happens if I bring in an application if there is already an application submitted on the property?  All applications are accepted and processed on a first come-first served basis. If more than one application is submitted before approval of an application we will select the highest rated application. In this situation only, those applications not approved will be refunded their application fee or it can be applied to another one of our properties. How much security deposit is required?  We do require a security deposit. Usually the security deposit is equal to one month's rent. There may be exceptions to the amount of the security deposit required.  If you application is borderline we may ask for a double deposit or a co-signer to approve the application. If you pay your rent on time and fulfil the terms of your lease for 12 consecutive months we will apply the second deposit to your 13th month rent. When is rent due?  Rent is due on the 1st of the month and late on the 5th. Rent must be in our office by the end of the business day on the 4th of the month in order to not incur a late payment penalty. If you pay rent on or after the 5th of the month there is a late fee that is assessed equal to 10% of your total rent. What if my application is denied?  In the event your application is denied, we make every effort to contact you promptly regarding the denial and return your holding deposit. How quickly can I move in after my application is accepted?  Typically, we can have your home ready to move into within 24 business hours after approval of your application if there are no required repairs and the current residents have departed. If there are repairs that you requested, the time frame for these will be handled on a case by case basis. 304-723-7368
